Roofing

How long does a re-roof take?
Most homes are 1-2 full crew days. Large or complex roofs (cut-ups, steep pitches, 40+ squares) can run 3-4 days. We do not leave a roof open overnight if weather is coming
Do you handle insurance claims?
Yes. We meet the adjuster on-site, document everything with drone photos, and bill the carrier directly. You pay your deductible, nothing else
What warranty do I get?
50-year material warranty on GAF systems (lifetime on most shingles), plus our 15-year workmanship warranty. Transferable to new owner once
Can you install in winter?
Asphalt shingles need 40°F for proper seal, but we do emergency repairs year-round and full re-roofs down to October in normal years. Metal installs any month
Will you replace rotted decking?
Yes, at cost — $85/sheet for OSB including labor. Most homes need 0-4 sheets. Written into the contract as an allowance

Siding

Hardie vs. vinyl — what's the real difference?
Hardie lasts longer (30+ years), won't burn, holds color better, but costs roughly 40% more installed. Vinyl is faster to install and easier to replace a damaged panel. Both get lifetime warranties now
Do I need new windows with new siding?
Only if the existing ones are failing. But it's the cheapest time to replace them — no extra trim or flashing labor since we're already there. We'll tell you honestly if yours have 10 years left
Can you re-side over existing?
Vinyl yes, Hardie no. We prefer full tear-off either way so we can inspect sheathing, re-wrap, re-flash. About 15% of homes show hidden moisture damage — better to find it now

Chimneys

Insert or full-frame?
Insert replaces the sash inside the existing frame — fast, cheap, keeps your trim. Full-frame rips everything out — more expensive but lets us re-flash and insulate. We recommend full-frame for failed frames, water damage, or pre-1980 homes
What about lead paint?
If your home is pre-1978, we're required to use RRP-certified lead-safe practices — plastic containment, HEPA vacuums, wet clean. Every crew lead is RRP-certified
Energy savings?
Going from single-pane to ENERGY STAR double-pane typically cuts window heat loss by 50%. Real dollar savings depend on your heating system, but expect $200-500/year on an average 2,000 sq ft Maine home
Can you match my existing grille pattern?
Yes. Bring a photo or measurement. Most manufacturers offer 2/2, 6/6, 9/6, 9/9, prairie, and custom patterns. Grilles between glass (GBG) or simulated divided light (SDL) available

Decks

5" or 6" gutters?
6" handles roughly 40% more water and is what we recommend for most Maine roofs. 5" only if the roof is small or the look matters (6" is noticeably bigger).
Do gutter guards actually work?
Guard systems such as LeafFilter are designed to reduce debris buildup and seasonal cleanouts while maintaining water flow when the entire drainage path is properly sized.
What colors are available?
32 standard colors are available, and custom RAL colors can also be ordered.
How often should gutters be cleaned?
Cleaning frequency depends on surrounding tree cover and debris load. Guard systems can help reduce the need for regular cleanouts.

Railings

How do you price?
Fixed-price. We bid the whole scope — materials, labor, overhead, profit — as a single number. No cost-plus, no "plus materials." If we miss something, it's on us.
Can we live in the house during?
Yes. We use dust-containment systems (negative-air machines) and protect work areas with plastic and floor coverings. Most occupied remodels are phased to keep at least one bathroom and kitchen functional, or we set up a temporary kitchen if needed.
How do change-orders work?
Any change to the original scope — whether you decide to upgrade a finish or we find an unforeseen condition — is documented in writing with the price impact. Nothing gets built without your signed approval.
What about permits?
We pull all required building, electrical, and plumbing permits for you. Permit fees are included in the fixed price, and we coordinate all inspections.

Interior Repairs

How long does an addition take?
Design + permit: 2-4 months. Build: 2-5 months. Most families go start-to-finish in 6-9 months.
